Investing in Residential Real Estate…So Easy a 14 Year Old Can Do It

Over the past several years I have heard complaints about the falling prices of residential real estate. This market can be tough if you are a seller. However, this is a golden opportunity if you are a buyer, especially a real estate investor.
I recently read a story about Willow Tufano, a 14 year old from Florida, who had just purchased her first investment property. The home she purchased was originally sold for $100,000, Miss Tufano bought it for $12,000 at auction. She now rents the home to a young couple for $700 a month.
There are several lessons to be learned from this story:
1) Anyone can become a real estate investor.
2) If you are not an investing expert, seek the advice of a qualified, professional Realtor.
3) Residential real estate prices constantly fluctuate. Although the prices were over-inflated at their height, they appear to be under-inflated at this time, therefore an investor can find some really good buys.
4) Real estate is local, so the deals in your area may vary from the deals featured in this story, but there are deals to be had.

Zillow’s Zestimate: Are They Accurate?
Over the past few years Zillow.com has become a major player in the real estate website industry. Zillow.com is a real estate website that pulls the information from many multiple listing services across the country in order to give the user access to the majority of homes listed across the U.S. Another feature of Zillow.com is their Zestimate. This is Zillow’s way of estimating the property’s value.
I have lost count of how many times a buyer or seller has quoted me the value of a particular home based on the Zestimate. This has become a very common occurrence, however, it can be a very inaccurate way to access the property’s value. From what I can tell, the Zestimate uses a common real estate practice which is figuring a home’s value based on the sales price per square foot of “comparable” sales in the area. The major flaw in the Zestimate is that it assumes all the properties in a particular area have the same amenities and should be considered “comparable” properties.
The condition from home to home can vary in a normal market. In a market riddled with foreclosures and short sales, much like today’s market, the condition from home to home can vary greatly. A home in pristine condition with upgraded flooring, new paint, immaculate landscaping, etc, should not be priced per square foot the same as a foreclosure that needs new paint, carpet, landscaping, etc. This is a scenario that the Zestimate does not allow for.
There are other factors that influence the price. A home sitting on a busy street will normally carry less value than a home one or two streets over. A one level home will usually be valued higher per square foot than a two story home. I could keep going on about the conditions that influence price, but I think you are getting my point.
In some scenarios the Zestimate may give a potential buyer or seller a decent idea of a property’s worth, but it should not replace the knowledge and expertise of a high quality realtor who knows the area and who knows how to make adjustments for the different factors that influence price.

Murfreesboro Homes for Sale: What is a Reverse Mortgage and is it Right for Me?
As a Realtor in Murfreesboro, Tennessee I have noticed the term “Reverse Mortgage” used more frequently. I guess this is to be expected given the current economic climate. Many retirees lost a lot of their retirement over the past few years in the stock market. Many of these same people are looking for additional income streams to make up the difference in their losses.
What is a reverse mortgage you ask? A reverse mortgage is a loan product for persons 62 years old or older. Just as the name implies, it is the opposite of a traditional mortgage. In a traditional mortgage the homeowner pays the mortgage company monthly payments. With a reverse mortgage this process is reversed, the mortgage company pays the homeowner.
How is this different from a Home Equity Loan? If a homeowner has a home equity loan the home owner is responsible to make monthly payments to the mortgage company. A reverse mortgage does not require repayment unless the homeowner sells the property or the balance is due upon the homeowner’s death. A reverse mortgage is designed to be an income stream for a homeowner during their retirement. However, there are several pitfalls to the reverse mortgage.
Possible pitfalls…
1) Outlive the loan– Although a reverse mortgage may be advertised as an income stream for a lifetime, it is possible to outlive the monthly payments provided by the reverse mortgage.
2) Nothing left for heirs– Since the reverse mortgage has to be paid off upon the homeowner’s death, it is possible for the homeowner’s heirs to receive nothing from the sale of the home.
3) High Costs- The majority of reverse mortgages carry extremely high origination fees. They are usually much higher than a home equity loan.
4) Loss of home– The home owner is still responsible to pay the property taxes, insurance, home owner’s associations fees, etc on the home. If you can not afford these items you can lose the home.
Although reverse mortgages were originally designed to help give additional income stream to retirees, in my opinion, the possible downsides far outweigh the upside of a reverse mortgage.

Murfreesboro Real Estate: Are Higher Home Prices on the Horizon?
As a Realtor in Murfreesboro, TN I am frequently asked when will home prices rebound. I do not have a crystal ball and I can not predict the future, but I do like to evaluate trends to see if it will help us determine what may happen in the future.
Home values, along with most other commodities, are most impacted by the common economic principle of supply and demand. Since 2007 we have seen an increase in inventory on homes on the market due to foreclosures and short sales. We have also seen less buyers able to qualify for home loans. Therefore, more supply and less demand has applied downward pressure to home prices.
As I examine the trends in the Murfreesboro Real Estate market, I am seeing a trend of less inventory on the market (see chart).

It will be interesting to see how this trend continues as we go into spring, which is traditionally the season many home sellers decide to put their home on the market. If this trend continues and demand stays at it’s current levels, or increases as it traditionally trends during the spring months, we should see an uptick in housing values.
How will these trends impact buyers and sellers? If you are a home buyer you may want to go ahead and get into the market. Interest rates are at historical lows and, if these trends continue, housing prices may start to rise.
If you are a seller, these trends may indicate that prices are about to rise, which should help you sell your home for a higher price in the very near future.

Should I Buy a Short-Sale?
In an earlier blog I answered the question, What is a Short-Sale? In today’s blog we will look to see if buying a short-sale is right for you.
As a Realtor in the Murfreesboro and Smyrna areas I am often asked by my clients about short-sales. Most of my clients want to know what is a short-sale and is it the right way to buy a property for them. Here are some of the pros and cons of purchasing a short-sale.
Let’s start with the positives.
Motivated Sellers – Most homeowners who are trying to sell their home by way of a short-sale are motivated sellers. It is important to note that the homeowner is the seller in a short-sale, not the bank. However, the seller must seek permission from the bank to see if the bank is willing to settle for less than what is owed on the home.
Good Deal – A short-sale is a good way to get a good deal on a home. I’m often asked why a bank would sell a home for less than what is owed on it. It is estimated that it costs a bank somewhere between $50,000 – $80,000 to foreclose on a home. This includes paying lawyers, filing fees in court, property taxes and insurance for the home, administrative and maintenance costs, and lost revenue once the owners stop paying. These high costs are actually the incentive a bank needs to negotiate with a potential buyer during the short-sale process.
Good for the Seller – Many times a seller will not take as big a hit on their credit score if they do a short-sale versus going thru a foreclosure. It also allows the seller to have a say in the process.
Now it’s time for the negatives:
Unrealistic Listing Price – Many times the bank will not negotiate with a seller who wants to do a short-sale until there is actually an offer on the property. It is becoming more common (and controversial) for sellers to reduce their asking price to an unrealistic figure just to induce an offer. Unless the bank is previously approved the listing price, which at this time is very rare, the asking price really does not mean anything. Every offer will be contingent on the bank approving the price.
Lengthy Process – Generally speaking it takes anywhere from 6 months to a year to close on a short-sale. I have experience cases where it took the bank four months just to verify they had received the offer, much less respond to it. As you go thru this process there is no guarantee the bank will accept your offer (see #1).
Property is Foreclosed – It is not uncommon for the short-sale department and the foreclosure department within the same bank to have little or no correspondence with each other. It is a common occurrence for the foreclosure department to proceed with the foreclosure while there is a acceptable offer sitting on someone’s desk in the short-sale department.
Buying As-Is – A short-sale is sold “as-is”. The seller generally does not have money to make repairs and the bank is already losing money so they do not want to sink any more money into the home. Most of the time you can reserve the right to have a home inspection, but do not expect any repairs to be made.
As a home buyer a short-sale can be a great way to get a good deal on a home. However, you must be patient, you can not be on a tight time schedule, and you should expect the unexpected with the condition of the home.

Murfreesboro Real Estate: Murfreesboro, Tennessee Ranked as One of the Fastest Growing U.S. Cities
MSN Real Estate recently released a poll of America’s Fastest Growing Cities. The poll based it’s findings on the the cities over 100,000 in population that saw the highest percentage growth from 2000 – 2009. Murfreesboro, Tennessee ranked #12 in this poll with a 50% population increase from 2000 – 2009.
The article explains that the major reasons for growth is Murfreesboro’s access to I-24, I-40 and I-65, our proximity to higher education, namely Middle Tennessee State University, and we are a shopping hub for a 10 county region.
I can remember the days when the family had to drive to Nashville to go shopping for school clothes because there were very few stores in Murfreesboro, now we are a destination for shoppers across the region. I remember the days when there was only one McDonald’s, not five (if I counted correctly), in Murfreesboro. Now we have almost every restaurant know to man. There certainly have been many changes in Murfreesboro over the past few years.

Murfreesboro Real Estate: What is a Short-Sale?
Many times I am approached by a home buyer looking at a Murfreesboro home for sale and they ask about a particular property. A lot of the time they are asking because the price seems “too good to be true”. It reminds me of that saying, “If it sounds too good to be true, it probably is.” This seems to be a common theme with homes that are being sold as a short-sale.
This raises the question, what is a short-sale? Contrary to what the title may indicate, there is generally nothing short about buying a short-sale. Yes, there are extreme cases where everything goes perfectly. As a matter of fact, I represented a buyer who bought a LaVergne short-sale that took only 27 days from date of offer to the date of closing, but this is a rare instance. Most short-sales take months, and sometimes over a year.
The basic premise of a short-sale is the homeowner needs to sell the home. It can be due to a financial hardship, a job transfer, or any other reason. The homeowner has discovered they owe more on the home than it is worth. If the homeowner does not have the money to make up the shortfall, they may elect to sell their home as a short-sale. This is the process where the homeowner, with the help of their Realtor, approaches the mortgage company and asks them to take less than what is owed on the home. Therefore the bank is coming up “short” on what is owed them. This is where the term short-sale originates.
Although this sounds like an easy process, there are so many homeowners across America opting to short-sale that the banks have been overwhelmed. Therefore do not be fooled by the word “short”-sale. It is an oxymoron.
